3. Quotes and Pricing

All quotes provided by SK Constructs are:

  • Valid for 30 days from the date of issue unless otherwise stated
  • Based on the information and specifications provided at the time of quoting
  • Exclusive of GST unless explicitly stated otherwise
  • Subject to change if the scope of work changes or unforeseen site conditions are encountered

A quote does not constitute a binding contract. A formal construction contract will be prepared and must be executed by both parties before work commences.

4. Payment Terms

Payment terms will be outlined in the specific construction contract for each project. Generally:

  • A deposit may be required before work commences
  • Progress payments will be invoiced at agreed milestones
  • Final payment is due upon practical completion
  • Invoices are payable within 14 days of issue unless otherwise agreed
  • Late payments may incur interest at the rate specified in the contract

5. Warranties and Defects

All construction work performed by SK Constructs is warranted in accordance with the applicable provisions of the Building Act 1993 (VIC) and the Domestic Building Contracts Act 1995 (VIC) where applicable. Structural defects are covered for the statutory warranty period. We are committed to promptly addressing any defects that arise within the warranty period.

6. Variations

Any changes to the agreed scope of work must be documented in writing as a variation to the contract. Variations may affect the project timeline and cost. We will provide a written quote for any variation before proceeding, and your approval will be required.

7. Site Access and Conditions

The client is responsible for providing safe and reasonable access to the construction site. We reserve the right to suspend work if site conditions are deemed unsafe or if access is unreasonably restricted. Additional costs arising from unforeseen site conditions (e.g., contaminated soil, rock, asbestos) may be charged as variations.

8. Insurance

SK Constructs maintains comprehensive insurance coverage including public liability, workers compensation, and contract works insurance. Certificates of currency are available upon request. Domestic building insurance (warranty insurance) will be obtained where required by law.

9. Intellectual Property

All content on this website, including text, images, graphics, logos, and design elements, is the property of Sk Constructs Pty Ltd and is protected by Australian intellectual property laws. You may not reproduce, distribute, or use any content from this website without our prior written consent.
